Since you have found this blog you may already know about the most desired beach in the western Caribbean. Many journalists and travel magazines have rated this beach a “top destination”. West Bay Beach on Roatan has this sugar soft white sand which is perfect for swimming and snorkeling or just strolling along and watching the sun set. All along West Bay beach are, restaurants, palapa bars, entertainment, nature parks and stores that make this an island dream destination.

Roatan Gets Wind Powered Electricity

Resources are rarely infinite, especially on an island, and as the world tries to become more environmentally conscious people are looking to those few infinite resources to produce more of the things they need.

Electricity production here on Roatan has been exclusively done with diesel fuel, one of the most expensive, inefficient and finite resources typically used. But Roatan Electric Company (RECO) has started a project that will begin to reduce the use of this finite resource and begin to use an infinite one.

Generation of electricity with wind is not a new technology and it isn’t new to Roatan. There are several real estate owners here that have installed wind generators to provide all or part of the electrical needs to their properties, but this is the first large scale wind farm on Roatan.

RECO’s wind farm project, when completed, will have installed more than 20 Nordtank 150 wind generators. These wind generators will have a combined capacity of more than 3 Mega Watts of power whenever the wind blows more than 8 MPH. Our trade winds provide that much wind and more most of the time on Roatan.

This new wind farm will not produce enough electricity to cause our rates to go down but it will likely keep our rates from going up further.

One of the most frequently asked questions that comes my way is “how much does electricity cost on Roatan”. My first response is usually that it depends on how much you run the air conditioner. Now I can say our electricity isn’t cheep but it is “greener” than it was before the wind farm was built.

Holiday Travel to Roatan

Happy Holidays to everyone,

I know many of you travel, or tried to travel over the holidays. Hopefully you were not stranded in the blizzard that hit the northeast U.S. The press is still reporting airport closures as I’m writing.

If you are saving your vacation days for the upcoming weeks I hope you are considering Roatan as your warm water destination. Our winter rains have past and we are currently having the best weather you could wish for. Sunny and warm, translation….no snow.

The hotels on Roatan were booked solid through New Years but many still have reservations available for January if you plan quickly. If you are looking for a recommendation for an excellent hotel on a spectacular beach you might check out Parrot Tree Plantation.

Looking for a Roatan Architect and Builder?

As I show homes and land to clients here in Roatan there are many questions they ask about buying real estate, renovating an existing home or building a new one. One of the toughest questions I get asked is: “Do you know an architect and contractor that will do a good job?” Until this year I always answered that question with a question: “Will you be here to oversee the job?” However based on some recent experiences I have changed my response and can now recommend both an architect and a builder that work well on Roatan.

The architect I can endorse is Ana Gallo from Austin Texas. She has already designed five homes on Roatan and has re-designed several more existing homes to better fit the owners needs. Her professional education was completed in the U.S. and her client base is primarily there as well.

This makes design discussions and planning, flow much more smoothly for everyone. When it comes time to start construction, being a Central American native and bi-lingual ensures that everyone involved understands what needs to be done to complete the house as designed. The “McDonald” house pictured above is one of her latest creations. This home is currently available for $1.5M. I am also very excited that I can now recommend a builder on Roatan. This resource has been a difficult one to identify due to the high expectations that most real estate buyers bring to the home building project. However Hugo Coello is definitely the builder that can meet those expectations. Hugo has built several homes on Roatan in some of the nicest developments on the island. These homes were built to very high standards and completed in a timely manor. The “McDonald” home pictured above was built by Hugo.

These two professionals have collaborated on more than one home on Roatan with stellar results and I look forward to seeing their next projects.

Bargains on Honduras Property

From my chair on the beach here is West Bay it looks like Roatan Real Estate has started to recover from the world wide recession. First quarter sales were below average when compared to previous years but we are half way through the second quarter of 2010 and sales have definitely begun to recover.  Honduras property sales through the Century 21 office have shown a cyclic trend over the last 10 years between land purchases and home/condo purchases.  Currently we are in a home/condo portion of the cycle and bargains on residences are quickly being sold. So where are the good deals now?

Many who bought residential lots at the peak of the “land purchase” phase are finding it hard to sell their land in this “home purchase” phase.  So if you are looking for a deal take a look a land and lots for sale.

For example lot 11 in Marbella Beach Resort is a .4 acre lot with 110 feet of white sand beach. This lot is on the market at $340,000 which is $100,000 below the sale price of a neighboring lot sold 3 years ago! This is only one example of the type of bargains to be found in Roatan Real Estate.

Travel Alert Canceled for Honduras

The good news regarding travel to Honduras was announced last week by the U.S. Department of State, no more travel alert! Here is the official statement:

“The travel alert issued for Honduras on November 6, 2009, is canceled, effective immediately. The improved security situation in Honduras has removed the immediate threat to the safety and security of U.S. citizens in Honduras.”

Although there had never been a problem with security here on Roatan or the Bay Islands, the U.S. Dept. of State did not distinguish between locations within a country. Consequently the alert which was intended for the large cities on the mainland severely impacted tourism here in the Bay Islands.

The timing of this announcement is very good, as the “busy” tourism season in the Bay Islands is just starting to ramp up. I have already seen a noticeable increase in visitors to the resorts and beaches this past weekend. Some increase might have happened anyway but the removal of the alert will certainly encourage others who may have had concerns to come down for a visit.

Price Reduction in Parrot Tree Plantation

Well here is the latest bargain on real estate here in Roatan. Home site lots in Parrot Tree reduced 30%! That takes the price back to 2005 levels. These lots are still owned by the developer and he needs to move some of these properties to keep the cash flowing so buyers are going to save a bundle.
